I moved into a place on August 20 and will be moving out in early May. The guy I'm living with wants me to pay a full month's rent for August and May. He said it's pretty standard. We never discussed this before and it's not in the contract. His brother was living in the place so the place wasn't available to me until then. I think I should be paying 9 months rent for 9 months, not 10 months rent for 9 months.

Tell him that you will pay prorated amounts for August and May or you will find a place to live that does that.  It is standard practice to do that, but some people will try to skate on it.  It's a buyers market so stick to your guns.
